VOW To Hire Hero’s Act
December 19th, 2011
Congress has passed, and the president has signed into law the VOW To Hire Hero’s Act of 2011. Included in the law is the Veterans Retraining Assistance Program (VRAP) for unemployed veterans. This new program is set to roll out on July 1st, 2012 and will provide retraining for the veterans hardest hit with the current economic conditions.
The VRAP is offering 12 months of training assistance to unemployed veterans and limited to 45,000 participants during fiscal year 2012 and to 54,000 participants from October 1, 2012 through March 31, 2014. Participants may receive up to 12 months of assistance at the full time payment rate under the Montgomery GI Bill – active duty program.
Participants must be enrolled in a VA approved program of education offered by a community college or technical school. To see the rules, regulations and guidelines for this Act please go to the US Department of Veterans Affairs or the Department of Labor.

VA Service-Connected Disability Claims

We have come across quite a few people recently who have claims in to the VA for VA service-connected disabilites waiting to purchase a home until the disability claim is awarded so they will be exempt from the VA funding fee is a little-known secret out there that you are typically backdated to the filing date of your disability. If you do purchase a house in between that date, you will be refunded the funding fee back from the VA. However, this is not always the best route to go because you technically don’t get the money back in your pocket; it is given back to you to give back to the bank, so in reality you are financing the interest of that cost over the life of the loan. If you wait it is always the best scenario to do, but in that rare situation where you want to buy the house, don’t let waiting for the disability award stop you from doing that.

We really want to change our motto towards that, due to the fact that 90% of what we do now is just VA in Washington, Oregon, and Idaho. We can do all types of loan options, but VA seems to be the major factor of what Creekside Mortgage has been doing. The majority of employees that work at Creekside Mortgage are prior service, or either had parents in the service or family members who are Veterans. Chelsey Howard the New Member of the Greenwald Team

We have a new team member today on The Greenwald Team to help facilitate VA transactions and make the process smoother. Jenn Stanford and I will continue to do more of the front-end production and setting the files up. Chelsey Howard will do more of the coordinating, making sure appraisals are ordered, and help overall with closing transactions quicker. Our main focus is to stand by our advertised 25-day close, which is almost twice as fast as anyone in the industry on a VA transaction. This makes the consumer Veteran happy, the banks happy, the title company happy, and the real estate agents happy. We welcome Chelsey Howard to the team and look forward to many years together!

Dodd-Frank Bill and the Mortgage Industry 3 Months in

It has now been over three months since the Dodd Frank Bill was enacted, affecting the mortgage industry as a whole. The take on it from industry professionals is that it has made business much, much more difficult due to requirements to meet the regulations. Many more man-hours are required just to comply with them. Now that we have seen the full effect of the bill,it is clear it has affected two groups and two groups only-individual loan officers who facilitate the transactions, and the consumers themselves. From what we have noticed, interest rates about a quarter different in the negative, with a higher rate for the burrower. The loan officer is making about 15-20% less. The companies and banks that the bill targeted have not felt the effect—the expenses just been passed to the consumer.

Happy 49th Birthday Packy!!
April 14th, 2011
Oregon Zoo’s beloved Packy turned 49 today!! Packy made headlines on his birth by becoming the first elephant born in this part of the world in 44 years! Visitors flooded the zoo and the gifts poured in over this “little” miracle. Packy was even featured in Life magazine to celebrate his arrival. He was one of the biggest announcements in the world at the time.
The Oregon Zoo will hold a celebration Saturday, April 16 that they are calling “Elephantastic“. They are encouraging visitors to stop by from 11-4 for games, crafts, elephant ears and more. The event is free with zoo admission and birthday cake will be provided for free at noon. There will be a chance for kids to enter a drawing to help deliver Packy’s cake.
This should be a lot of fun for young and old alike. It isnt everyday that we get to celebrate a local celebrities birthday with so many fun festivities. Saturday is supposed to be sunny in Portland, if our local news is correct, so it will be perfect for the celebration. While youre there dont forget to say HI to Packy’s kids, Rama and “Shine”, who also live at the Oregon Zoo. If it is sunny Saturday the elephants should be out and in great spirits!!

Intel Expansion Good for the Portland Metro Area
April 5th, 2011
The expansion of Intel started here recently has been an incredible resource of jobs in the Beaverton/Portland area. The project is at a large capacity being done through Hoffman. This is giving the area a lot of opportunity for employment, and it looks like it will take some time to complete this job. This should help improve the overall Portland/Beaverton housing market in the near future, even as far out as into Hillsboro, McMinnville, and Yamhill County, which should be supported by this job being done by Hoffman. Most of the employment has been done locally and not outsourced to other states. An extra thanks to Hoffman for maintaining it in this area.

U.S. Coast Guard Sector Columbia River Loacated on Swan Island
March 23rd, 2011
We had an information meeting today with the U.S. Coast Guard Sector Columbia River, District 13, located on Swan Island. We had a meet and greet with about 15 Coast Guard members. We went over the advantages and benefits of using your VA loan. Mike Frakes and myself spent time discussing the mortgage loan aspects, and Stephen Granmo talked about the real estate side. Sean Mele from First American Title discussed title aspect of the loan process. It was very educational and a great time spend with the Coast Guard Sector Columbia River. We look forward to future opportunities to continue to educate any members of Coast Guard, Navy, or Marines from these units on the benefits of using their VA 100% financing in the Portland area.
